Set up lead routing rules
Build rules that send every new lead to the right agent, pond, or SAMI Bot automatically.
Lead routing decides who gets each new lead the moment it enters SAMI OS. You build an ordered list of rules, and the first one a lead matches wins.
How routing works
Your rules evaluate top to bottom. SAMI checks each rule in order, and the first rule that matches wins — no later rule gets a turn. Anything that matches no rule falls through to the default rule, which sends the lead to your lead pond. Open lead routing from Settings and select the Lead routing tab.
With no rules in place, every new lead goes straight to the lead pond. Add at least one rule to start assigning leads to specific agents.
Build a rule
Each rule has three parts: the conditions a lead must match, who the lead is assigned to, and an optional SAMI Bot that calls the lead first.
Add a rule
On the Lead routing tab in Settings, click Add rule and give it a clear name like "Zillow Buyers".
Set the conditions
Under Conditions — all must match, narrow the rule by any combination of Sources, Lead types (Buyer, Seller, or Both), Tags, Cities, ZIP codes, States, Min/Max price, and Timeframe (Immediately through 12+ Months). Leave a field empty to match everything for that field.
Choose an assignment type
Pick how matching leads are handed off: Lead pond (unassigned) drops them in the shared pond, Round robin spreads them across a group of agents, or Specific agent sends every match to one person.
Balance a round robin (optional)
For Round robin, add each agent to the routing rule and set their share. The weights must total 100% before you can save — SAMI distributes leads by those percentages.
Set active hours
Leave Always active on to match any time, any day. Turn it off to set a start and end time and pick which days of the week the rule applies.
Save the rule
Click Create rule. It joins the list and starts routing the next lead that matches.
Add a SAMI Bot to a rule
Once a rule assigns leads to a real agent — Round robin with at least one agent, or a Specific agent — you can attach a SAMI bot (optional). When a new lead matches the rule, the bot calls them and warm-transfers the live caller to the assigned agent.
A bot needs a human to transfer to, so it can't be added to a Lead pond rule. Choose Round robin or Specific agent and add the agent first, then pick a bot from the dropdown. You can manage your bots under SAMI Bots.
Routing rules are only as good as the agents and lead sources behind them. Confirm your team is set up under Team, and that the numbers your bots dial from are active under Phone settings.
