Tracking deal financials, commission, and key dates

Record sale price, commission, and the key dates on a deal so SAMI OS calculates GCI and keeps your pipeline accurate.

Every deal in your Pipeline has a detail page where you track the numbers and milestones that move a transaction toward close. Open a deal to record its sale price, commission rate, and the dates that matter — SAMI OS does the math and keeps everything in one place.

Edit financials and let SAMI calculate GCI

Open any deal from your Pipeline to reach its detail page. The Financials card on the left holds the deal's money fields, and every value is click-to-edit inline — no separate edit screen.

  1. Open the deal

    From your Pipeline, click a deal to open its detail page. The Financials card sits in the left column.

  2. Set the sale price

    Click the Sale Price value and type the amount. SAMI OS formats it as currency when you save.

  3. Set the commission rate

    Click Commission Rate and enter your percentage (for example, 2.5).

  4. Read the GCI

    Once both a sale price and a commission rate are present, the GCI row appears automatically — gross commission income, calculated for you. It updates whenever you change either field.

GCI only shows after both Sale Price and Commission Rate have values. If the GCI row is missing, fill in whichever field is still blank.

The same card also holds the deal Status — Open, Won, Lost, or Abandoned — which you can switch inline as the deal progresses. To learn how status ties into your stages, see how to move deals between stages.

Track key dates and milestones

Below Financials, the Key Dates card tracks the twelve milestones of a transaction: Appointment, Agreement Signed, Offer, Mutual Acceptance, Inspection, Financing, Appraisal, Title, Final Walk-Through, Projected Close, Close, and Possession.

Each date is click-to-edit. Click a milestone's value, pick a date, and it saves immediately.

Only milestones that have a date appear in the Key Dates list. As you fill in dates, more rows show up — so the card always reflects exactly where the deal stands. Setting a Projected Close date is a great early signal for forecasting your pipeline.

Add context with the Notes field

The Notes field on the deal detail page is the spot for context that doesn't fit a number or a date — contingencies, lender details, or a reminder for your next call. Click into it, type your note, and it saves inline. Anyone on your team viewing the deal sees the same notes.
