Understanding the Pipeline and how deals work
Learn how the Pipeline board, deals, stages, and statuses work together to track your active opportunities.
The Pipeline is your visual board for tracking every active opportunity from first interest to closing. This article explains how the board is laid out and how deals, stages, and statuses fit together.
What the Pipeline board shows
The Pipeline is a Kanban board. Each column is a stage — a step in your sales process — and each card is a deal sitting in whatever stage it has reached. Drag a card from one column to the next as the opportunity progresses.
Every deal card surfaces the details you need at a glance:
- Deal name and the linked contact
- The property address tied to the deal
- The sale price and the projected close date
- An AI confidence score badge — SAMI's read on how likely the deal is to close
- SAMI's next recommended action, so you always know the smartest next move
At the top of the page, the header tracks your total active pipeline value and an active deal count badge, giving you a running total of open opportunities. Click any card to open the full deal record.
The confidence score and recommended action are generated by SAMI. They update as the deal moves and as new activity comes in, so treat them as live guidance rather than a one-time estimate.
Deals vs. contacts and properties
A deal is the opportunity itself — a potential transaction worth a dollar amount. It is not the same as the people or the real estate involved:
- A contact is a person in your Contacts — a buyer, seller, or lead. One contact can be linked to several deals over time.
- A property is a specific listing or address in Properties.
- A deal connects a contact to a property and tracks the money, timeline, and progress of closing it.
Keeping these separate means a single contact's full history stays intact even as individual deals open, close, or fall through.
How stage and status work together
Every deal carries two independent attributes, and it helps to keep them straight.
Find a deal's stage
The stage is the deal's position on the board — which column it sits in. Stages are your pipeline steps, and you set them up to match how your team sells.
Check a deal's status
The status is the deal's outcome, shown as a pill on each card: Open, Won, Lost, or Abandoned. Click the pill to update it without dragging the card.
Move them independently
Drag a card to change its stage as work progresses. Set the status when a deal reaches an outcome. A deal stays in its stage even after you mark it Won or Lost.
Use stages to see where work stands today, and status to filter for results. The status filter above the board lets you focus on just your open opportunities, won deals, or lost ones.
